High-Rise Strata Window Cleaning & Sealant Inspection
The Challenge: A residential high-rise in Coal Harbour had heavy marine salt build-up on the upper windows and draft leaks reported in several south-facing suites.
Scope of Work: Clean all exterior glass windows and perform a close-up visual inspection of all sealant joints around the window frames.
Access Method: Industrial Rope Access (SPRAT/IRATA certified technicians).
The Solution: Rigged primary static ropes to certified roof anchors. Completed a two-week window cleaning drop. While detailing, our technicians inspected all exterior perimeter caulking and documented 12 cracked joints.
The Outcome: Suites received sparkling, salt-free windows, and the strata received an inspection report with photos of the failing joints, allowing them to schedule preventative sealant replacement before winter.

Commercial Building Waterproofing & Exterior Coating Repair
The Challenge: Active rainwater leak in the third-floor office ceiling was traced to cracked exterior stucco cladding and failed window expansion joints.
Scope of Work: Concrete crack routing and patching, failed sealant removal, and application of a protective elastomeric coating.
Access Method: Boom lift and rope access descent.
The Solution: Routed concrete cracks, filled them with polyurethane patch materials, and replaced old polyurethane perimeter sealants with high-performance silicone. Applied two coats of commercial elastomeric wall coating.
The Outcome: Full water ingress resolved. The building facade was successfully waterproofed against wind-driven rain, and the office tenant experienced zero leaks during subsequent winter storms.

Balcony Waterproofing & Leak Assessment
The Challenge: Five concrete balconies had failed vinyl sheeting that allowed water to seep into the concrete slab, causing spalling on the undersides and leaking into suites below.
Scope of Work: Remove failed vinyl sheet, repair concrete substrate, and apply a seamless, slip-resistant liquid waterproofing membrane.
Access Method: Ground scaffolding and balcony entry.
The Solution: Chipped away delaminated concrete, primed the slabs, and installed a multi-layer seamless liquid polyurethane balcony deck membrane with aggregate texture for slip-resistance.
The Outcome: Balconies are fully waterproofed and safe for resident use. The suite water leaks were resolved, preventing further internal wood framing rot.
